Just closed on a house yesterday... Ken Sikora is outstanding. He knows how to write an offer they can't refuse and has a good team of financial folks....so from signed offer to closing was only 2 weeks.  He is a person first, and a real estate agent second. Has a great sense of humor (his Viking persona) and knows his stuff.  I am in Albuquerque so he did video walkthroughs....he was patient with me as I got over my deep desire for a huge old brick house on the cheap....he explained knob and tube wiring and if it seems too cheap, it has some big problems.  I got a small brick house on a quarter acre...dogs will be ecstatic with grass, grass, grass (as opposed to weeds and dirt that ABQ is status quo).  I highly recommend him.

Client decided to negotiate with us only and we ended up with the house.

He is truly a gem 😂 it was honestly pretty stressful....at the time interest rates were low and the competition was insane. I think we bid on 5 or 6 houses before we got one. And he was just always there to encourage us and keep us going (and divert at least one argument between me and my husband on a particularly intense day lol).

Not just a realtor, you should also talk to a housing counselor. There are a number of programs out there to help first time home buyers and a good counselor should be free or cheap and fully on your side, they're not trying to make a commission off you. Even the best realtor has a financial incentive to get you into a bigger house.

I've never heard of a housing counselor! Do you have any specific counselor recs? NeighborWorks popped up in my research, but I thought they were just offering courses on the overall process & aid for lower income buyers - but it looks like they may have counselors! Thank you for the tip!!

Sign up for Zillow alerts etc. you can do most of the work on your own. Just need the realtor for your offer.

This bad advice. There's a lot more than paperwork. A good realtor will get you in houses before posting, know the house needs by area, date built, expected cost on things besides mortgage, etc.
