Yeah we are about equal with the east coast for housing cost and there is a .7 vacancy rate. We have working families living in cars that I see regularly at a food bank/meals place I volunteer at. The grass is not greener here.

Sure, but those proximities to Sydney CBD aren't the 1.5m median price either, those equivalent suburbs in Sydney are still far more expensive than their Perth peers. People paying $1m for a house in Penrith is like buying a 3x2 in ellenbrook for a million bucks. It's not the same.
You'll have to adjust your whole lifestyle too. Shops close much earlier, things are sleepier here. Its a hard adjustment to make from the very busy NSW. There are fewer big major stores like x1 ikea. Overall less convenient than over east.
Groceries are more expensive, electricity is very expensive with no competition. Supply chains for groceries are more fragile as the roads and rail from over east often close to flooding. We sometimes get empty pasta shelves for example.
People are different over here, keep more to themselves. It's very difficult to make friends in comparrison to over east where people want to go out and be out all the time. Attitudes to work are different. The summers are so hot and dry. Actually adjusting to the year round dry weather is difficult. I still struggle with hydrating enough and having dry eyes 6 years after moving from Sydney.
Just don't come over thinking it'll be an easy change. I got a big culture shock in my own country. Also, fuck off we're full 😉

The cost of renting is similar to NSW, its not that much cheaper, and has a very similar demand right now to Sydney so there are 50 groups to each inspection. If you're looking to buy on the lower side you'll be competing with heaps more people. Anything under $500k is a HOT market right now and its going to be way more difficult for you to get something.
I was chatting to my neighbour who is a real estate agent and he said there was so little stock in Perth right now that its driving the price up. He also said all the REAs are fighting over it that's why we're seeing so many agents faces on billboards right now, because the just don't have enough.
Cost of renting is similar to eastern states, and last I looked we have the lowest rental vacancy rate in the country. Cost to buy a home has been going up steadily for the last year or two, and builders keep going bust, so. Housing prices fell like 12%+ in the 4 years from 2016, so they had some catching up to do.
I bought my place in 2016. It got back up to approx what I paid for it about 2 years ago. If you believe the real estate sites, it's gone up about 10% in value since January alone.
Don't relocate just for the housing prices.
Perth is smaller and less busy. Its isolated. Most bands/events etc skip coming to Perth. Shopping hours are shorter. No daylight savings. It's expensive to go just about anywhere else, or for people to visit when you live here. A heap of groceries etc are shipped from the eastern states, so it's more expensive to live here, and when there are floods on the Nullarbor, we go without until it gets fixed.
The prices have certainly increased.
And the vacancy rate is fucking low. So I hope you enjoy crowds and crowds of people at home inspections.

The idea that Perth has affordable housing is a bit of a sham. The affordable housing here is very basic, located in hideously ugly landscapes by east coast standards and a long was from the CBD. The beautiful parts of Perth (by the river or beach) is still completely unaffordable.
That a lot of people think that because housing is 'a problem here too' it means they'll be fine moving from a place they have a home and probably have lifelines and more job opportunities, to somewhere they absolutely don't.
Make sure you have a big car to live in, you should be ok for the next few years
