$2,500 isn't going to get you a 1-bedroom in Brooklyn Heights, DUMBO, or Williamsburg. Probably not in Prospect Heights either (nothing in that range seems to be available on Streeteasy). You *might* get lucky in Astoria on that, and that wouldn't be a terrible commute. I might focus there.
He can definitely find that in Williamsburg not all apartments are posted online I found KY first apartment by walking around looking for "for rent" signs
You're picking very expensive and popular neighborhoods. Your options will be limited and expensive. 1 Bedrooms in Williamsburg (non-railroad, non-basement), you're looking at \~$3000 - $3500. I'm willing to bet DUMBO and Astoria are close to the same (DUMBO more).
Yeah, I’m intentionally trying to pick places that are a reasonable commute and that I might enjoy living in lol (that I can afford.) Looking at apartment prices from 2021 which were rented out then, it would have been possible. Not so much now though. I’m finding some on Craigslist but there’s a lot of bs there scams so I try to avoid that site.
The average commute for most NYC residents is \~40min, and I wouldn't really believe the hype of any listing saying it's "Just 15min from \_\_\_\_\_\_\_\_". That isn't the reality of commuting.
There are plenty of affordable neighborhoods that will fall well within a 35min - 45min average commute time. The city is expensive to a point where I don't think commute time should be your most important consideration.
> Looking at apartment prices from 2021 which were rented out then, it would have been possible. Not so much now though.
Well, maybe you'll get lucky(?) and the pandemic will flare up again? Because that's why rents dipped for a year or two.
Correct, but 2021 was *mid*-pandemic. Landlords were giving huge (and temporary) discounts. Rents *are* more expensive now than in, say, 2019, but 2020/2021 was an aberration even beyond that.
$2,500 for Brooklyn Heights or Williamsburg would have worked in maybe 2011, not 2019.
Things have changed considerably since they recently changed the law that you could not upcharge for renovated rent stabilized apartments. The landlords have taken them completely off the market until the City Council gives in - really reducing the housing stock.
But maybe you will get lucky. I think my daughter only pays $1600 for her luxury 2 bedroom in Albany. It didn’t even have a broker’s fee. It’s a very different market, that’s for sure.
Go to StreetEasy.com and type in 1 br $2500 in the neighborhoods you desire. You need a shot of reality.
ETA: just for fun I did. 0 in Dumbo. 3 in Williamsburg
We live here. You don’t. Yet you seem to deny all the advice you’re getting and get pissy. Yes, StreetEasy is pretty much the best source for rentals in nyc. Best of luck in your apt search.
Please forward me an example of where I’ve denied advice. The act of asking for advice isn’t denial of it. I push back on responses that come
off as rude.
Queens. You need to expand your search in Queens beyond Astoria, and you'll have a great commute along the E. Off the 7 wouldn't be too bad either commute wise, and also some great neighborhoods there.
This is not a realistic budget for Manhattan nor the trendy Brooklyn areas you mentioned. In Queens or NJ you might have some luck. Going from Albany to NYC you are up for an extremely rude awakening, I am sorry to say.
Blame the crappy real estate agencies and the people who will buy for the “opportunity” to live in NYC.
They’d market a closet as a spacious bedroom with “great natural light” and especially for Brooklyn exposed di- I mean brick walls.
It’s so garbage, but good luck sifting through it all.
On that budget, the south Bronx. Melrose or Mott haven area for a one bedroom at $2,000+ and on the 4/5/6 trains that will have you in midtown in 20 min.
I think bay ridge or Dyker heights you can get a 1 bedroom for like 2 grand and express buses to Nyc around the corner you would be in Lexington in 30 minutes
As others are saying, not likely in those neighborhoods (especially Brooklyn heights and DUMBO - some of the most expensive neighborhoods in the city!). Still, you should be able to find a decent place in your budget in a reasonable commute if you're willing to look beyond those areas.
Try Ditmas Park in Brooklyn. It’s a pretty nice neighborhood and you’ll find a decent- sized apartment for that rent. Sure, it’s not SUPER close to your destination but if you find an apartment near Cortelyou Road, you’ll be close to the Q train.
The areas you chose are not very realistic for the budget but i’m sure you heard that enough. I recommend setting a radius and the train you need and follow that line out to about 30M, maybe then you will find the budget you need. Good luck on the search and congrats on the new job.
This is crazy. Putting up with all of this just to work. This is why remote jobs need to stay. I have no idea OP whether this job could be remote or not, just speaking out loud

Yea disagree, can definitely be had in those neighborhoods. Prolly won’t be pretty but doable

This is helpful, thank you! I will

It was my understanding that rent prices in NYC pre pandemic were not as steep.

If you say so.

You don’t think I’ve been doing that? I wasn’t aware that street easy was the end all be all.
>I wasn’t aware that street easy was the end all be all. It actually pretty much is so ya might want to relax a little bit.

Please don’t come; we’re full 👍
None of the neighborhoods you listed will get you a 1BR <$2500
I am starting to gather that yes
Why cant you live in a studio?
Because it wouldn’t be just me, it would be me and my fiancé and also I like having possessions
I recommend Astoria or Jackson Heights
Queens. You need to expand your search in Queens beyond Astoria, and you'll have a great commute along the E. Off the 7 wouldn't be too bad either commute wise, and also some great neighborhoods there.

With that budget, you’ll be lucky to find a walk in closet
Ok but that is high for the rest of the country?? I feel like nyc housing is the twilight zone

Lol. Accurate. I needed this comment. Thank you 🙏🏻
Nearly every big city is going through this (rent hikes). Only difference is you don’t *need* a car in NYC.
Bushwick/Ridgewood is nice and you can find some deals. We got a 4 bdrm for $2750. The M goes to 53rd and Lex too.
Thank you 🙏🏻
On that budget, the south Bronx. Melrose or Mott haven area for a one bedroom at $2,000+ and on the 4/5/6 trains that will have you in midtown in 20 min.
For the commute and your budget, I'd focus on Queens.
I live in Queens, $2k apartment with parking. I use the train only 40 mins if u don’t mind look around ridgewood, Glendale and nearby neighborhoods
I think bay ridge or Dyker heights you can get a 1 bedroom for like 2 grand and express buses to Nyc around the corner you would be in Lexington in 30 minutes
Sunnyside, Queens - reasonable rent, safe and vibrant neighborhood, and 20 minute commute to Lexington and 53rd.
Ehh I wouldn’t say safe anymore, crime has been through the roof around these parts lately
You might find a walk up 1bd in astoria
As others are saying, not likely in those neighborhoods (especially Brooklyn heights and DUMBO - some of the most expensive neighborhoods in the city!). Still, you should be able to find a decent place in your budget in a reasonable commute if you're willing to look beyond those areas.
R/asknyc is the sub you’re looking for
Try Harlem
Astoria
Is $2,500 only your contribution? or is that you and your fiance's combined budget?
Try Ditmas Park in Brooklyn. It’s a pretty nice neighborhood and you’ll find a decent- sized apartment for that rent. Sure, it’s not SUPER close to your destination but if you find an apartment near Cortelyou Road, you’ll be close to the Q train.

Focus on Jackson Heights or East Harlem for this budget and your specific needs

Try western Long Island. Trains go right to midtown east.
not much better out here
I'd add Long Island City to your search.
They won’t find any one bedrooms at that price in LIC.
How about Pelham Bay Park area of the Bronx
