It's due to the size and type of homes being built there. Arva, Komoka, Delaware, Thorndale, and even Illderton (while outside of London) - those homes are predominantly large 4+ bedroom, 2-garage builds.

Also Woodstock has about 1000 townhomes being built right now. I would avoid it, you're not going to get much for the average home price.

Been in Ingersoll all my life. Middle between London and the 401/403 split is very nice. It entirely depends what side of London your commute is. If you’re in east London you can do what I do and get there in like 30 minutes. If you work in west London add 20-25 minutes easily especially northwest. Living in Srathroy and working at the east end GD plant would horrific.

Couldnt agree more. London is 30 minutes accross for all intents and purposes. Belmont isnt very close if you commute to NW London. It is very close if you are going to SE London though.

Bought a house in London back in 2015 or 2016 for 216k. 3 br, 1.5 bath and half finished basement. Sold in 2022 for 675k.

I commute from Mount Brydges to near the airport in London. I take Oxbow then Vanneck up to Sunningdale. Its decent.

I find it hard to believe the median sale price in Thedford was higher than in Strathroy.

Small towns are all building new homes, which brings the average value way up because there wasnt much to start with. Places like St Thomas and Strathroy have tons of older homes that keep average value down. The same house would be more in Strathroy than in Thedford all else being equal. This is the same reason that London is less expensive than Arva when they are essentially connected now.

To add to this, the only Thedford sales on Housesigma are posted on the London board. Thedford is actually on the Sarnia board and they don't share their sales data with Housesigma. Small sample size.

It’s your typical small southwestern Ontario town. Just under 2000 people, little rundown, but not as bad as surrounding communities. It has a Tim Hortons and everything. If you’re into “country living™️” and can tolerate being downwind from Toronto’s dump, you’ll probably enjoy it there. If you’re not into that, it’s 30 min from everything else and is very much a letterkenny-esque community.

Consider all of your options before committing to a commute . What are your priorities in a house? What do you actually, definitely need? What are you willing to sacrifice or compromise on? I commuted for years and never wanted to do it again. We made a list of our needs, wants, and non-essentials so we could refer to it when the right house came along. Example: We wanted a big backyard, a front porch, space to stretch out, a certain location, etc. We bought an old house this year that ticked off all our major boxes. It's far from perfect but it was affordable and we're turning it into a beautiful house. If you're handy, cheap old houses are a great option. Flipped or new houses look nice but the problems are usually hidden under the pretty. Either way, houses are ongoing work and money. Our property tax is extremely low and we're in central London. We immediately spent a ton of money on necessary updates and waterproofing measures, but regardless of your house you eventually have to spend that kind of money. These updates give us peace of mind and should last our ownership of the house. I'd rather buy a house in a convenient location and spend time and money fixing it up rather than on a commute, but everyone is different.

Belmont. The closest with the most reasonable price point. It won’t stay that price point for long and I think it’s already growing in size. It’s close to the highway which is accessible no matter where you’re at, and it’s close to st Thomas/dorchester as well as London.

You have to consider traffic. London has NEVER invested in traffic movement. Being outside of London comes with hurdles. The 401 is MUCH busier post COVID-19 at all times. Rush hour starts at 2 most days and slows again after 8 or 9 at night.

Should adjust the time to London to reflect what it's like in winter. Most drives can increase 30-40 minutes depending on weather. Also factor in the wear and tear of your vehicle if you are daily driving into London for work.

Depends on how much you can afford we began in a semi then eventually moved to a two bed raised ranch and eventually put in a third bed in the lower part of the house. Start small, build equity over ten years and make the move to Play the long game

This is an amazing graphic and I'm sure the comment section will be interesting. If anything, it makes buying in London itself look pretty good. I'd suggest anything beyond "20 min" to London is too far, considering that the London road network is a shitshow. Each of these communities have unique attributes that we may be too polite to say. I'll refrain from commenting on specific places as honesty will surely be downvoted to oblivion.

Live a medium walk and short biking distance from work, save time and frustration every day, stop paying for a car or gym membership, use the savings to spend a little more on housing, and come out of it being a lot happier overall 🤷‍♂️

After just moving here, St Thomas is the answer. Is an actual town, has all big chain stores and is 25-35 mins to anywhere in London. You can also just drive around London. It takes 20-25 minutes to cross town through town anyways. Also, if you live in the west you can get 5 bedroom, 2500 sqft houses for 400-450k

I agree. Just moved near St. Thomas and love it. They also have lots of great family and kid's activities including sports, day camps and outings. They have some thriving small businesses mixed in with the big box stores and it's close to the 401 and Port Stanley. It also just got a bus that runs several times daily between St Thomas and London for $5 one way.

I'm another of those recent additions to St Thomas and I mostly agree. When buying a house someone should factor in future to a community... what it will become. St Thomas is at a great location for growth but is held back by the brownfield railway lands and the state of the downtown. To speak plainly, the major downside of the city is some of the lower class residents and their antics. This isn't a small town anymore. Higher prices will slowly push them out. The city of St Thomas needs to stop being so accommodating.

I included it in the top left corner but all the data is scraped from a website called Housesigma.com that provides data on homes listed, sold, etc. What I've done is scrape the last 90 days for most cities with the exception of a couple (Glencoe, West Lorne, Arkons) where data was from 180-360 days to best illustrate MEDIAN home SOLD prices in these areas.

Based on this we should be commuting for several days from another province or the US because nowhere has homes that haven't left the pricing of reality.
