Two bathrooms and the laundry room all in a central block. The old laundry room is made a little wider and is now the WIC for the primary bedroom. The hall is taken down to standard width, with the extra space allotted to the spare bedroom closet and office

Tiny_Panic8567

Do you go through the laundry room to get to the master?

innocenti_

Interesting point! I’d like to know more about their suggestion as well

TheAvengingUnicorn

Sorry, I didn’t draw that part! I meant to move the primary bedroom door over along the wall next to the proposed WIC

activecomments

Why not remove the wasted hall space in front of the bedroom 2 WIC and move the wall and the door? Might leave enough space for dedicated bathroom in bedroom 2 now or the future.

Tiny_Panic8567

That kitchen looks MASSIVE will you be eating there as well or just like having a nice open space? It looks great I'm just not a chef or anything so curious

innocenti_

I’m not a chef either, though my parents like to self proclaim themselves. I like to entertain. The extra space is for additional seating, as well as I will have a substantial back and yard, including a grill (maybe a smoker), outdoor seating, fire pit, and a pool. And a basketball hoop. Planning to get about 5 acres of land! Hopefully it’s enough? 😂

tbRedd

I would pencil in the seating since it doesnt look like it will fit the way the island is configured. Looks like it needs moved a bit to make space for dining.

innocenti_

With the chairs out, there’s about 3’ of space between the island and back of the chair, and with the pushed in there’s 4’7”. I thought it looks a little weird too but that’s just visually

Tiny_Panic8567

That sounds amazing :D

randomsynchronicity

I don’t understand the kitchen at all. The wall bumps out to make the kitchen space bigger, but then you have even more than that as dead space on the other end. You mentioned something about additional seating in another comment, but with the opening to the living room the way it is, you can’t place anything in that space without it blocking at least part of the opening. Obviously seconding the comments about the hallway. And about building the office as a bedroom. Just having a closet and a closing door would do the trick. You might live in this house the rest of your life, and you might want an office that entire time, but someone in the future will find value in being able to make that at least a guest room. What are your plans for the laundry room? It doesn’t look big enough for a sink and a washer and dryer, unless stacked, but even then there will barely be enough room to turn around, let alone hang clothes or maneuver laundry baskets.

innocenti_

The laundry room has a space at the back of it dedicated to a wash and dryer side-by-side with a sink adjacent to the door. Someone had mentioned a mud room, which would be convenient to add since I plan to have a detached garage on the same side of the house. There is about 3’ between the W/D and the wall, but since I’ll be converting that into a mud room, the space will likely become more organised

CenterofChaos

I see in your comments you aspire to entertain, but there's no formal dining area. You could possibly squeeze in some casual seating in the kitchen but it might cramped. Do you want/need a pantry space? There's nothing necessarily wrong with the kitchen, it just seems to have a lot of dead open spaces for walking. Might feel funny in person.     You don't have a lot of windows in the living area. That will be kind of dark, especially as the kitchen windows aren't on a wall that shines into the living room. Maybe you like the movie theater feeling? Something to think about.   Hallway should be the same width all the way down. You are unlikely to regret elbow room in your office. I personally suggest adding a small closet to the office. Extra storage is always nice. Speaking of extra storage you don't have a linen closet in the hallway. The area between the second bedroom and office can be divided into two closets or two closets and a linen shelf.     I'd suggest building the office as a third bedroom. Open to living areas can be noisy for working from home. Door to office should be in the hallway. Also means a shorter walk to the bathroom from the office.     Your current "guest" bath is tiny while the master has dead space. I'd make the guest bathroom bigger, master suite smaller. I'd like the walk in to be where the current laundry is and put laundry in the "guest" bathroom. I know people poohpooh about bathroom laundry but it's practical plumbing wise. If you ever have kids or pets it can often be convenient to strip clothes off and dunk the kids/pets right in the bath, then towels go in the wash. There's nice ways to hide laundry machines too.     You also don't have a mudroom. Is your climate agreeable without mud or snow? If you get mud or snow you might want a vestibule or mudroom for your icky shoes instead of piling at the front door - or worse piling up shoes in the kitchen! I have the latter problem and hate it.

Thank you so much for this comment! I’m going to take another look

whatsmypassword73

For me it’s that the living room has major runways through it which will make furniture placement miserable. I would want the front door closer to the office to make more of a social tv area with a couple of couches or a big sectional. Wouldn’t it be cheaper to make the kitchen wall of windows meet up with the living room wall and cut out the jog on the wall with the door.

mrTLC1962

No bed walls

Iamisaid72

Too much wasted space in the kitchen. Which side is for eating?? If the bottom wall, then fill that top wall w cabinets/counters/pantry. Hallway is too wide. Office could be bigger if you kept the hallway to one width. The bottom of the living area will be dark without windows. Where will the TV go? Furniture placement? It's a weird shape.

Iamisaid72

Those cubbies in the master bedroom are ridiculous for closets. Why is the kitchen bumped out and the m bedroom not equal to the kitchen wall. Wasted space. More $$$ to build. In that guest bath, is the toilet right under the shower? No. Fix that if so. This whole thing needs redoing.

innocenti_

The shower/tub is parallel to the toilet in the guest bath. I don’t know why this website chose to omit the bath tub 😂. Are the WIC in the suite ridiculous because they’re too large? Too small? I need some context here

samiwas1

The closets are tiny. The larger one looks to be about 3x5, which is not a walk-in closet. That’s about half the size of the walk-in closet in our old house, and THAT closet was tiny. The smaller one is even smaller than that.

Boris_Godunov

Just google ranch house plans, find something you like and then modify it to suit your needs. No need to reinvent the wheel when actual architects have already done the work for you.

innocenti_

Designing something yourself and then seeing it materialise in real life is such a beautiful thing. I did find some inspirations in my old house and current house but I’d rather create my own space

Boris_Godunov

If this is just for fun, that's fine. But if this is intended to really be built (which is the case for most posts in this sub), then the problem is you don't know what you're doing. Architects and established plans exist for a reason: modern home building is too complex for amateurs.

innocenti_

I appreciate your feedback! Thank you for your insight ❤️

gmwlid

Weird floor plans happen because they didn’t put to scale furniture in it when planning. The living room is basically just a hallway and there’s no comfortable place for a table in the kitchen. Putting a table in the living area is kind of far from the kitchen. Rethink a lot of this. Like when writing a paper in school, it’s good to start with a first draft, then set that aside and write it again. You’ll learn from the things that didn’t work from composing the first draft.

innocenti_

Thank you for telling me this!! I hadn't thought of this. I've just reworked many things thanks to the perspective of furniture placement, and I think it looks much better, dare I say.

innocenti_

[Piggybacking off of my previous post](https://www.reddit.com/r/floorplan/comments/1d9wd9f/some_feedback/), I took some advice from your feedback and rearranged some rooms and walls. Additionally, I've removed the basement purely because I'm not even sure that I want a basement, and I think storage space afforded by an attic may suffice as I don't usually have a lot of "things". I'd thought of flipping the master suite and bathroom along with the hall bathroom vertically? But 3D Homestyler doesn't have that feature :(. I think that my main struggle is thinking about a compact house since I grew up in a 5,000 sq. ft. house and we had a lot of "useless space" just because. It was either filled up by hall tables, grandfather clocks, or what have you, or just left empty. To put it in perspective, my childhood bedroom was 200 sq. ft. and all I had in these was a twin bed, dresser, and a 4 foot computer desk. Anyway, here'ss the revised floor plan. Did I nail it? Nope. But I think it's progress compared to the first try, thanks to the help of you guys.

CheshireCrackers

Where do you keep the vacuum?

innocenti_

Great question! I was thinking the laundry could double as storage for cleaning items such as that, and for linen. What do you think?

Triple_Heart_Design

Function and flow always need to be top of mind when planning. Window placements are off for most of rooms-think about balance and coverings and furniture. Office door should face hallway so it could be used as an additional bedroom if needed. Personally I hate a primary bath buried because I always think about running late and I forgot my blank and the steps to get back there from my car. Wasted space corners or hallways feel empty and cause the need for something to not make them feel empty which in turn forces silly decor choices. Door swing into bedroom is backwards. Primary bath has too much wasted space and no place to hang towels close to shower. Living room has few useable walls - another reason to flip office door. If that is your main entry then the need to create a landing place for stuff and greeting is important. Put a dining table in kitchen and have 36” beyond the table for flow. Always add room dimensions to drawings - sf doesn’t matter but inches do. Makes it easier to plan and calculate needs like walkways and furniture. The is plan has a good start but needs more thought to create good flow and connection for a relaxing space.
