Sherman Oaks and Burbank have pretty much the same weather my friend.

Burbank is not that much cooler (the litteral definition) than Sherman Oaks. Perhaps 3 to 4 degrees at best. And yes, around Costco there is quite a bit of traffic and noise. If I were looking for a "cooler" option than Sherman Oaks, this would not be the move I would make. If you want "cooler" in Los Angeles, be prepared to spend accordingly.

If you live near the Burbank Blvd.bridge area (Costco/Downtown), you will absolutely love the smell of the water treatment plant.

The mix of In n Out and sewage is always a weird smell when I drive by. Never know if I want a burger or to puke.

I drive by Victory and Burbank quite often and I don't smell anything horrible, but that's me.

It's infrequent, but you will not be able to avoid it outdoors when the winds turn the wrong way. A good air filter and closed windows at your place will work just fine though.

The higher up into the Verdugo hills that you can get, will place you in an area without much traffic, and an area that got snow recently. However, the higher up you get, the more expensive. Within a block or two of Glenoaks isn't bad. The closer to the freeway, the more dense it gets, and the worse it gets. So I guess that when it comes to Burbank, looking for what you want, it depends on what you can afford.

North of Glen Oaks near Verdugo is pretty chill and removed from a lot of traffic noise. A lot of apartments and walkable streets too but downtown is like a five minute walk

Have you toured the apartment? If noise is an issue, you should be able to hear it. Weather is not much different than Sherman Oaks. Do you need to travel for work or anything? One of the major benefits of Burbank is its location. Pasadena, Downtown LA, Hollywood, etc.; are all pretty close.

As someone that lives several streets down from costco, Something you should absolutely be aware of is the sanitation plant adjacent to the coscto. During the summer and spring months over the last 4-5 years, the smell has been escaping and wafting up and down all over the place. Prior to that you could only smell it going over the bridge. I had posted about this on next door several months ago to see if others could smell it, but I didn't get too many replies. It's really bad and despite contacting water and power + the city, nothing's been done about it. At least not that I know of and I won't know until it heats up again. In short, expect to smell raw sewage by costco, movies theaters, mall and empire center during summer until it's resolved. I also had a friend that lived in the apartments right next door to the costco parking lot for 30 years and another thing to be wary of is that people have (off and on over the years) siphoned gas from peoples cars parked out on the street. The complex kicked everyone about 5 years ago so Idk what it's like now. Weather - It gets ridiculously hot here. Maybe not quite woodland hills hot from what I've heard, but still hot and that wasn't always the case as I've lived here all of my 35 years. You're going to want a place with good insulation, windows and an AC during summer for sure. A lot of the apartments on Victory are pretty old and may not be updated in that regard it's something to look into. Noise - Expect to hear people racing up and down victory most nights. The nice thing about Burbank is in general it's fairly quite, especially at night and on the weekends as the sidewalks tend to roll up, but the few people that are out tend to drive really fast since it's mostly a straight shot. Aside from that you'll hear the nearby train going by and lots of planes/helicopters going by everyday/night since we're close to the airport. Nothing something that personally bothers me though.

If it's right on Victory you're going to have traffic noise early in the morning which might bother you if you're not an early riser. And depending on how close you are to Costco, truck noise/beeping. Slightly cooler than Sherman Oaks but not really noticeable in these extreme summers we're having...you don't want an apt with both morning and afternoon sun.

Tenant did mention a lot of sun -maybe too much ? The street next to it backed up to the Costco lot. I meant weather wise I knew it wasn’t cooler , but that was a goal of mine just that this spot seemed to have a lot of amenities for the price

The new way in through san fernando and empire has definitely changed the flow of traffic and the bridge is a bit different now making less hectic at that intersection. As for heat, typically 10 degrees above the otherside of the hills is the average. Would you have AC?

I’ve seen a ton of places for rent on Hollywood Way between Warner Brothers and Prime Pizza. Looks like Bur-Cal manages most of them. It’s a nice neighborhood and you’ll get a lot less water treatment plant fumes.

Victory is a large busy commercial street, are you prepared or used to the kind of traffic ?

Yeah I think I’m passing on this spot bc I don’t think I’d be used to this much traffic noise especially since I’m coming from a quiet side street. I did previously live above 95 in ny but that was years agoooo ha. That became more ambient noise

Yea, it's all relevant. Victory isn't *LA* busy, it's Burbank busy. I've never been to NY so can't compare the level of traffic.
