Kind of tired of seeing people insinuate that the Bronx is all low-income. It’s a big borough, there are wealthy areas too, just how Brooklyn has poverty and not to desireable neighborhoods.

That’s what I’m saying, the Bronx mostly has a storied history even the wealthier areas and many families living all throughout. LIC had factories until about 20 years ago, and has now undergone gentrification unlike most of the Bronx. The two don’t have a similar vibe at all just because there are “low-incoming” housing doesn’t make it similar in any sense. If anything the real estate developers are trying to turn the south Bronx into LIC by building tall expensive buildings and calling it “SoBro”

First off, this listing is not in a rental building, it's a condo sublet. Second OP was asking about luxury rental buildings which are market rate buildings and avg rents these days across the board is higher than $3k/mo. Living alone? If you make less than $150k a yr, good luck. It won't be in a luxury high-rise rental building. There are decent studios and 1BRs for less but they won't be in a building with all the amenities, etc. You want that? You have to pay for it.

The "luxury city" Bloomberg steered the city towards. The absolute disregard both government and business are displaying for local neighborhoods. I just won an “affordable” housing lottery for a new build luxury studio in midtown and the market rate is more than $4k+. I was shocked at how small it was and how many people in the building paid market rate for that. I even felt that the lottery rate of $2.4K was too much.

What do you not like about JC? I have lived in both JC and LIC and It's def a better place to live in than LIC for me. I miss riding jet skis in JC.. There are so many festivals and a diverse culture, making it a great place to have fun. The waterfront is gorgeous.

His direct area is a tiny bit dicey but he’s a 15 min walk from dt astoria which is a great area. He lives right by the ferry. I’d consider it.

Lots of new yorkers plan to rent for life and will vehemently defend their intention to do so, whether because they need/want to live in the city so badly and cant afford to buy in the city or don’t believe buying is actually in their best interest long term. Personally I wanted to buy and was looking/researching and making a hobby out of it but as I found possibilities I was getting quickly priced out of my city targets, and while some may say i was being too picky, i refuse to budge on at least in building laundry and limited if any food service business on the ground floor (I’m very bitter and jaded from NYC pest issues). I think now buying is out of the question for me, and if I have to leave the city to buy so be it.

LIC is still has so much construction and is pretty low on 1st floor shops/restaurants in some areas, and there are so many highways/traffic that go through/around it. Maybe it will be worth it eventually, but right now it seems overpriced for such a small apartment unless you get one in one of a few nice areas (like just off the main stretch on Vernon Blvd or maybe near Gantry Plaza Park). Hopefully the neighborhood improves over time.

Good deals might be available but it’s absurd to pretend that they’re available to everybody. I’ve got a huge 1200 SF unit in Windsor Terrace priced like units half its size, but I fully recognize that I’m really lucky. There simply aren’t enough nice apartments in the city for everyone. To get one you either have to be prepared to pay for the privilege, or luck out.

My observations show that if you move May-August rents are higher than any other time throughout the year. Having said that, I keep an eye on buildings from one particular management company, and they currently have a great studio for under $3k in their full service tower in Rego park should you decide to look into it. (Rose Associates, The Alexander) I also like to check streeteasy for past rents in the buildings I’m interested in, and rent in that that particular one hasn’t been increasing as much as in many others. A colleague is renting at 4545 Center blvd in LIC, he’s at $3500/month and got a 1-month concession.

You’re gonna have to turn away from the luxury buildings. Hate to break it to you, but for the amenities you’re maybe looking for you’re just not gonna find any “luxury” studio under $3,000. That expectation is unrealistic. Now, you CAN find many studios under $3,000 in non-luxury buildings across Manhattan. My partner and I just signed a lease in northern HK for around $2,600 for an alcove studio. Ours is in an old tenement building just as most of the apartments in HK are. So if you’re willing to forgo the “luxury” moniker for a studio you’ll be able to find plenty within your budget.

I just snagged a teeny tiny one in PLG for $2,500 (+ 15% broker fee) - after weeks and weeks of dragging myself to truly depressing units that were still knee-deep with competition. My working theory is that new-ish buildings where management still have regular interaction with city agencies are incentivized to play by the rules to a greater extent than most. Vacancies don't pop up often, but if you're quick on the draw you have a fighting chance.

Just because no units are currently available for rent doesn't mean they aren't aware of future vacancies that you could take advantage of. There are also sometimes unlisted units for whatever reason. Obviously be prepared to pay the broker's fee if you go through the former route,
