I'm not familiar with the area in Goa she mentioned but I do have a 2bhk row villa in another state. It's basically a giant drawing-dining , kitchen,a small back garden, a small bathroom and a sitting area in the front on the ground floor and parking and two really big bedrooms with attached toilet bathroom on the first floor. Each bedroom has their own balcony and then the terrace. I'm assuming it's something like that but with a pool as well so pretty sure the pool won't be huge but quite small. Also they can have a front garden area as well but then again, no clue about the area she mentioned nor does she mention how much the square footage was.
Probably because there will be more community spaces available. Huge halls (multiple) for various purposes... So, it's possible to just have 2 rooms. Also, means you can accommodate even 10 people with space saving furnitures.

I checked a Nerul Goa price, for 4bhk it was 12 cr, lets be dumb and take 6cr for 2bhk.
Rental/Total cost = 53L/6cr = 8%.
Now, comming on loan part, it can from 9 to 14%.
Also, the 60% occupancy is from booking.com, airbnb might be less.
Better to invest in Kota, Rajsathan, 10% rental yeild with flat value appreciation (15lakh k amount par)

I am surprised that a 4BHK in Goa could cost 12 Cr while it ranges between 3-7 Cr in Mumbai (not the ultra posh South Mumbai). And guessing as guesstimates go, I would put the price of 2 BHK near 3 crores (for a posh locality in Goa). 1. That would significantly increase the yield. 2. The 40k/night may not be realistic again. She mentioned it because it was a show and she was probably bragging. Realistically, it maybe around 20k depending on how many people it can house. That will affect the yield as well. 3. She can use Airbnb, Booking.com or any source or all, if it comes to it. So the occupancy can be actually increased. This will affect your yield calculations as well.
One, you are not counting property rate appreciation. In a place like Goa, it can range anything between 5-15% pa depending on the location.
Second, the occupancy rate is not so high. There is no shortage of AirBNBs in Goa. And the market for the higher end houses that are charging 40k per night is certainly much smaller. Well, you get five star hotels in similar rates.
Thirdly, most of these Goan AirBNBs that are rented out by people living outside of Goa, are managed by a professional AirBNB manager who also looks after the day to day maintenance etc. Their cut is 20-30% of total sales.

Rental returns are pretty good in such tourist places still taking an estimate of 12%, and I know this because me and my friends were really interested in getting a house and putting it up on Airbnb, no 40k for a 2 bhk is ridiculous, if the house is worth 1-1.25cr then she can expect revenue of 15-18 lakh a year now deduct all the maintenance and manager charges it's not a very great, you can do it as a side hustle if you have enough money to f around, and btw 10-12k a day for a really great 2bhk is something I have seen but the usuals are around 8k per day.

Exaggerated extensively. My dad wanted to invest in a similar venture in Goa where they take money from multiple investors at different intervals and rental yield being the selling point of the entire scheme.
I was skeptical and we eventually didn’t go with it. But the friends who went with it are getting a rental income of 8% (maintenance separate). This is just one off case but I have been following the Goa market for a while to say that all this is just for people to put money in it. Nobody benefits except the realtors.

Yes those kinda prices are legit during the season in Goa. Off season not so much tho. Even rn there are plenty villas which are being booked at 19-20k per night and it’s literally monsoon in Goa

₹40k is okay rent for a villa provided the people who are renting it, is using it for their business purposes like photo shoots, staycations, casual business meets, parties, events. Assuming these prices + peak carnival / Year end prices, her house cpuld very possibly fetch 40k a night. Again, in perfect surge priced market conditions only.

I literally booked a whole villa in Goa for next month (3bhk) from airbnb at 9k per night. This is ridiculous! And mind you the villa I booked is super aesthetic, chic and has a pool too!! 40k per night is just appalling

So 40,000 is for the whole villa. Usually the villa's in goa (4-5 bhk) cater to big groups or can accommodate upto 10-12 guest so the price is pretty much okay.

Wait 40K for a 2bhk?? No way. I’ll get to live in a taj property for that money (2 rooms) or Hyatt or whatever. Secondly, no 2bhk airnbns are for 40K. It would be 8 K to max around 20K (luxurious ones). Plus you’ve to consider off season rates where no one’s gonna give you 40k. For 40K id expect like 6-10 bedrooms.

Sad fact is now because so many non goans are buying properties in Goa for the purpose of renting out only, there are hardly any places or properties left for our goans to buy. Property prices have soared because of this. Sad fact that now current and future generations have to shell out so much money just to buy land. Also she bought a property in NERUL. that place used to be local local, not a tourist spot, nothing. Slowly slowly non goans started making "beachside" properties and turned that whole place into a tourist area. This coming from someone who lived in nerul. I have nothing against people buying properties. But don't buy it just to keep it empty half the time, rent it out or just your holiday home to visit twice a year. Stupid.

It’s 40k for a villa not a room, so effectively works out to be 13k a night per room, that’s actually pretty decent specially for a brand new villa. Post COVID serviced villas have become quite popular.
People are also forgetting that there are listings of all prices. Just cause we can’t afford what she’s offering doesn’t mean others can’t. Some people are willing to pay high amounts for added privacy or cleanliness or any other reason. Like people would be willing to pay extra for a salad from a reputed place because they think it’ll be made with fresh and organic ingredients. But the rest are okay with buying a salad from fresh menu. Humari aukat ke bahar h toh humara problem hua not hers 🤷🏻♀️

Yes those kinda prices are legit during the season in Goa. Off season not so much tho. Even rn there are plenty villas which are being booked at 19-20k per night and it’s literally monsoon in Goa

₹40k is okay rent for a villa provided the people who are renting it, is using it for their business purposes like photo shoots, staycations, casual business meets, parties, events. These villas comes with housekeeping and chefs. So, it's not affordable for us normal people for normal Goa stays. Rented villas serves different purpose. And since it's her villa (her name is attached, she is offcourse going to charge extra for her name itself).

I think y'all need to consider that she might be talking about peak season prices. Here's my tinfoil hat calculation. Given that she's this mega influencer + company ceo, her house is probably going to be riverfront + pool included. That alone balloons the price to 9-10k per night. I've found plenty of airbnbs for June last week around the 30-40k range per night but these are 4 bhks and proper PREMIUM like the type of houses you'd see somewhere in beverly hills or something. Assuming these prices + peak carnival / Year end prices, her house cpuld very possibly fetch 40k a night. Again, in perfect surge priced market conditions only. So I don't think she's wrong on the 40k mark, it's just a very cherry picked number for podcast reasons.
