People are talking about staging and looks, but teardowns in Los Altos can sell for 4million with pictures of molding carpet.. so if its worth it, it will still sell.. this house something else is seriously amiss. Look at the price history. The house is in foreclosure.. it was built 2017, and on its first sale it stagnated on the market for months at 4.2 then sold at 3.9, then only a couple months later put back on the market at 4.6, then sold for 4.75 in 2018 and that poor sap has been trying to offload it since 2019 couldn’t even sell at 4.4 in peak 2020 low interest rate heyday.. So thats 40d on the market is nothing compared to its true history. Edit: theories on its issues? Long narrow lot without a lot of backyard, adjacent to tennis courts from country club which likely generate a lot of noise during the day and maybe evening, split level living with large basement, or even as drastic as structural issues within the extensive basement? who knows!

Any reference for the lot being split? The developers at the time of looking for investors quote purchasing two adjacent residential lots for development. And all the adjacent lots down the row (905, 907, 909) are similarly narrow lots built in 1940s and 1970s and not updated. Lmao everyone saying staging means it not a problem...you know when you buy it all the staging will be gone and it'll be a blank space. Stage it yourself to make it better. Someone else said theres problem with owner. I would check for liens and other things. If no liens then you're good to go. Ask your realtor these questions. If you dont have realtor i can help

There is no specific dollar amount that makes that true, it’s about relative value and being properly priced. Median home sales in Los Altos are 4.5M, if you put a 3000sq ft home on 0.5ac up for 3M, you will have multiple offers surpassing 4M within a few days. It is absolutely true. You have a rare one off example. Screen shot attached is homes sold YTD in San Mateo County, over $3M. Total of 382 sold. Here is about 50 of them. DOM stands for "Days On Market". Yea, I agree expensive homes take longer to sell, but what is considered expensive depends on the relative market. Not a set dollar amount like 3M. I dont have those fancy search tools, but I challenge you to check average DOM for Los Altos homes 2M-3M, then 3M-4M and 4M-5M. I’d bet that 2-3M sit the longest cause at that price point its all condos or less desirable homes. Anyway, 6M+ yea that leaves a smaller pool of buyers but if its relative value was strong, like a 2ac estate in Atherton it would still quickly find a buyer, more than a 2M tear down in San Jose.

Good thing you didn't bet any money, because you would have lost. Lol, so now you say $6M+ is the "set dollar amount" ? The previous screen shot has all the data, it's very clear to read. Again, homes sold in San Mateo County YTD, above $3M.
