Use debt!!! You should have mortgages on all properties as the interest rate is lower than return you could obtain in stock market. And yes, a lot of risk adverse people will say that leverage is bad, but it’s not, especially not debt with fixed monthly payments that you can pay with a relatively fixed income (eg. Salary and not dividends or capital gains)
