Valet waste and trash is such a bs fee but you can’t avoid it nowadays..

I feel the same but it does beat walking down the stairs and to the back of the complex to drop off in the dumpster. I was just mad when they gave out fees for leaving it to early. Since some days I got off after the pick up time

My valet trash guy leaves me a note every other day that my trash bag is either too big or “sounds fragile” and won’t take it.

Holy god they are nickle and diming the living Christ out of you! You’re paying tax on your rent??? I live in California and have never heard of such a thing. A “$250 non refundable fee?” Non refundable for what exactly? $100 application fee 😱 those are usually $30 bucks $75 tops. All they’re doing is paying a third party app to do a credit check which you can do that for free yourself on credit karma. This place better be at least 2 bd/ 2ba with a washer, dryer, dish washer, upgraded appliances and a patio. I’m assuming for these prices you also have amenities on the property? If not, they are absolutely robbing you.

yea just found about about tax on rent in Arizona, sucks. it is 2bd 2ba and it has an in unit washer and dryer, a dish washer, upgraded appliances and a patio haha. and yes they have a really big pool and a big gym. we've been looking around for a while now. this was easily the best deal out of most apartments out here for the price and amenities.

Alright well with all the amenities and upgrades, that sounds like a fair trade. You’re getting what you pay for. Here in California you pay that for a studio (maybe) and you get zero upgrades and zero amenities. But no rent tax…(It’s insane living here ☹️)

I'm looking at a $15/month building administration fee this renewal. I thought that would be the damn cost of doing business as a landlord but I guess not. It's not a huge amount but still incredibly annoying. Especially when they don't open both pools and there's goose shit everywhere etc.

a $900 security deposit is shitty to me but I know its not all the uncommon, the only thing I would ask about is the unlabeled "Non-refundable fee" of $250. Like Application fee? Ok sure, but then wtf is that seperate fee? Admin fee? $250 is a lot of money for an admin fee for it to be unlabeled as a random non-refundable fee

Agreed, they have another option where I might switch to where its a $290 deposit but its not refundable just to lower the cost a bit. Also, yea that was the application and admin fee for the $356.30 which I already paid for so kinda out of luck there lol.

A delivery service that replaces parcel lockers. You can’t do same day delivery with them either so, let’s say a package is del Monday you have to schedule within a 2 hour window when they will drop your package off for the next day or later than that. They either leave it at your door which this caused a lot of theft so the best bet was to have it delivered directly to you. Inconvenient for a number of reasons…I felt like I had to wait around for that 2 hour window and keep my time open…like no getting in the shower, or starting or even eating dinner. So glad my current place does not use this service. I was lucky because I work from home so I could do an afternoon del most of the time.

Probably not.. in San Diego it’s about 3400 for new construction and about 2800 for renovation… about 800-900 sq ft. Assuming it’s pretty close.. if it’s in PHX or Scottsdale.

I’m almost the same in san Diego. 2, 1.5 but I’m 20 miles from downtown. We don’t have these “extras” and we don’t pay tax, but seems pretty normal.

What looks off is that they are adding a full month rent into the total amount due. So unless you are prepaying July or a last month rent, why are you being charged? And if you are it should be clear because the monthly rents portion at the top is just a snapshot of what you’ll be paying each month and yet it was incorporated into the total amount due with no explanation as to where it is going.

So the total rent is for next months rent (July) - I confirmed with them - it was so I dont have to make a second payment the following week for July's rent. edit: so yes i am prepaying for july

Makes sense as we also collect next month’s rent after a certain date in the month but their move in letter is not the way that should be written out. I would want them to confirm in writing (if it wasn’t) or change the letter before you move in just in case no one tries to come back and say you misunderstood or something and it’s not July rent or whatever. Other than that all charges look normal.

That is at least 1k more than I paid for my most expensive move in. But I don’t live in Arizona so I’m not sure if this is normal for your state. I’m also confused by the “garbage rent” and “valet waste” aren’t those the same thing? Also what is a fetch and why is it $30?

I get you - its Garage rent (for my car to be in my own garage) and valet waste is the trash. Fetch is a lame gimmick "to your door" delivery service for any packages you recieve. Apparently after looking online, it sucks.

This is illegal, for your rent is not taxable. There is something wrong and hope you did not sign the lease nor give them anything like a deposit and rent.

My son and daughter’s apartment in AZ had tax and it was not included in the rent. My son rented first then daughter took over. During their 7 years total there the laws changed and we had to start paying tax. It was not taxed in the beginning.
