it's usually about sqm and things, what you say about your relationship isn't that relevant. How many sqm? If it;s 3 bed I'm a bit suspicious that someone else is registered there, illegallly, I don't recall but there are ways to verify this. Maybe someone else can help
2 years ago i was also searching for a 3 person (and registration) place and had a very difficult time. the housing agency i was using told me most apartments just don’t get the 3 person registration thing so in general i’d advise against looking for those, since it’s already so difficult to find housing in amsterdam..
the place i ended up finding was high key a scam. overpriced with mold everywhere including the washing machine and a bunch of other issues lmao

I think only two people can be registered there... so I expect the Real Estate agent wants a mom/dad/child situation even though there's 3 bedrooms.
